The Pilot

An experiment worth running.

Open + Range is launching as a pilot program within the Windermere Commercial Palm Springs practice. We are developing the activation and amenity program collaboratively, measuring its impact on listings and tenant interest, and building the case for what place-based commercial programming can look like in one of America's most culturally distinctive real estate markets.

Two Programs. One Mission.

Program 01 — Open

Brand activation for vacant and transitional commercial spaces. We turn underutilized storefronts into curated experiences — generating foot traffic, community interest, and press visibility while positioning properties for the tenants and buyers most likely to commit.

Program 02 — Range

A visual art and design exhibition series featuring curated works from emerging and established artists. Designed to move into hotel lobbies, courtyards, and gallery-adjacent spaces, Range brings cultural programming to boutique hospitality properties with no heavy operational lift.

What We Do

Putting place to work.

  • Amenity Curation 
    We develop a curated amenity profile for each property, identifying the cultural and lifestyle touchpoints that make a space legible to its ideal occupant. This becomes part of the listing story and the tenant conversation.
  • Culture Activation
    We design activation concepts tied to a market's cultural calendar and local heritage. Fine art installations, wellness programming, design-forward pop-up retail. These activations create foot traffic, visibility, and qualified interest during a listing period.
  • Brand Partnerships
    Open + Range has relationships with notable artists, makers, and brands. We propose co-branding arrangements that elevate a property's profile — turning a vacancy into a platform and a lease signing into a story.
  • Place Narrative
    Every property has a heritage angle. We research and write the cultural context of a building, its neighborhood, and its architectural lineage — giving brokers and marketing teams copy and talking points that go well beyond the spec sheet.

Kate Pawlicki Bourne
Incoming Broker, Windermere Commercial Palm Springs — June 2026

Kate Pawlicki Bourne is a brand strategist, fractional executive, and incoming commercial real estate broker at Windermere Commercial Palm Springs. She holds a Managing Broker license in Washington State and is the founder of Pulp Media Lab, a women-owned consultancy with enterprise clients including Microsoft, Google, YouTube, and Meta.

She has been active in the Coachella Valley and high desert since 2018 — buying, renovating, and building market knowledge from the ground up. She has lived full-time in Palm Springs since 2025.

Kate brings tenant and buyer strategy, lead generation, and large-scale account management to every listing, backed by years of enterprise brand work and a working knowledge of the valley built from living here.

Her practice is grounded in the belief that the best commercial real estate strategies are also cultural ones — connecting spaces to the communities they belong to through story, programming, and aligned positioning.
